- 15-20 year absolute NNN lease
- Rental escalations – typically 1.50 – 2.00% annual but will consider other options
- Financial reporting: unit P&Ls and corporate Income Statement/Balance Sheet every quarter
- Occasionally, this can be modified with the credit quality, size and operating history of the tenant.
- 6 – 8% Rent / Sales ratio
- Rent coverage >= 2.0x
